We were established in 1994 by Donald Beattie to offer targeted property solutions and we have developed a substantial client base of over 1,000 clients. We are a well respected firm specialising in niche property services.
Our client base is diverse and is broadly divided into educational establishments and medium to large sized commercial companies. See our education and commercial sections for a sample list of our clients.
One of the areas where we differ from our competitors, amongst our depth of knowledge, is our use of technology to assist in the valuation process. For example, we have fully trained staff dealing with AutoCAD software. This enables us to plot the precise areas of your buildings. We also have bespoke customer services software to track the communication process to our clients.
We hope the future of our firm will be to continue our offerings of specialised property services and we are currently working on a range of VAT, property taxation and water rates services for our clients. The Revaluation is intended to reflect the changes in rents over the last five years, whether upwards or downwards.
We would recommend that you consider instructing a firm to review your current valuation, provide budget forecasts and investigate whether an appeal is recommended. We would be happy to discuss this on a no obligation basis.

Our office is situated with rapid links to the M602-M62 Liverpool, M60 Manchester Ring Road, M56 Chester and Manchester International Airport.
Car parking is available at meters in front of our building or available at the NCP carpark opposite our building.
We are within short walking distance of Deansgate Station and the G-Mex Metrolink stop in Deansgate Locks. The free Manchester MetroBus from Victoria Station and Oxford Road Station stop directly outside our building.

Whilst the property is undoubtedly an important part of the investment it must be managed carefully to ensure the best returns are secured both in terms of capital and rental.

There are limited circumstances and time limits for lodging appeals against the rating list assessments. Through our knowledge and experience of the rating system we will be able to assess whether it would be advantageous to challenge the assessment and advise on the impact this could have on your rates liability.
The ongoing management of the rating position is important to take advantage of any opportunity to minimise the amount of rates paid to the local authority.
The Beattie Partnership offer a fully managed service which monitors the changes that take place with their clients’ properties and the impact this may have on their liability. Whether reviewing the rating postion for a client, negotiating a rent review for a tenant or securing compensation for a compulsorily acquired property, we recognise this commercial reality. We are therefore fully aware of the need to minimise outgoing expenditure on property and to secure savings wherever possible.
Differing property services often overlap, for example the information used during a rating appeal can be useful during a rent review negotation and we always recommend a planned approach to instructing surveyors to ensure any advice is provided at the correct time and to avoid any duplication of effort.

This means we can convert your paper plans to a digital format to be supplied on CD or email. It is very often of benefit to keep digital plans as opposed to paper plans to reduce space and remove the need for plan chests. Paper plans can of course always be reproduced if required.

If an employee receives living accommodation as part of their remuneration it maybe that they are receiving a benefit in kind. Tax and NI will be due in these circumstances on all the benefits provided by the School to the employee.
The Beattie Partnership is able to provide a schedule setting out the values of all the accommodation to be used as the basis for any benefit provided to employees of the school.
The practice has developed a managed service for keeping track of all benefits provided to employees showing the periods of occupation for each employee and any changes in occupancy together with the sum of all benefits received during any particular tax year.

The amount of tax paid depends on the Council Tax bands for each property and the circumstances of each occupation. Whilst the basic calculation of rates for most domestic properties is straightforward, the rules become extremely complicated when dealing with mixed-use properties such as schools.
The Beattie Partnership offers a council tax audit, which is a unique service to establish areas of overpayment and reclaim any rebate from the local authority. This also includes bespoke advice on how to keep your individual liabilities to a minimum in future years.
